As you may know, I recently attended an economic review for Williamson County. Several industry experts spoke. One in particular of interest was Vaike O’Grady from Metro Study.
Vaike shared that new home sales the last 11 years in Williamson County have been 25% of all sales, and that new home prices have typically been about 20% higher than resale homes. I found it really interesting that new home building starts were only 6K during the recent recession and now they are more than double at 13K…..and yes, actual closings are tracking with starts! J The top 3 communities with closings in Williamson County are Sienna, Sun City and Terra Vista! And 20%+ of all new construction homes are DR Horton and KB Homes. One of the things Vaike touched on was that new home starts that cost <$200K are almost non-existent. And higher growth is happening in the $200-$350 range.
Here is a breakdown of lots under construction in the larger area:
Williamson County approx. 3200
Travis County approx. 2600
Hays County approx. 1000
Bastrop County approx. 100 or less
Caldwell County almost non-existent
And with the number of roads being excavated in Williamson County currently there will be even more lots under construction soon!
