Your looking to buy a new home from a Builder. Everything is new, right? So, do we really need to spend money on a home inspection?
Absolutely!!! However, there’s no requirement for you to hire an inspector. It’s a good idea to have an inspection before purchasing any home, whether it’s new or 100 years old. Hiring an inspector makes it more likely you’ll uncover any problems with your new home before closing.
The very nature of spec home construction is that crews for various phases come in one after the other. No one really checks on the quality of the work of the previous group. They just see there job, do it, then move to the next house.
But a home inspection isn’t just about finding defects. It’s a great way for you to learn more about your property, as inspectors will discuss their assessment and give you an opportunity to ask questions. The city will issue a certificate of occupancy for the place, and it could be just a visual inspection. Wouldn't you want someone on your side? Of course!
That's also why you want to take a Realtor with you to look at new homes, the agents there represent the builders. Thus, contact me to represent your interests when buying a new or resale home!

The Greater Austin Area is home to some fantastic schools and school
"We moved to the Austin area in early 2017 and Violet was instrumental in helping us find our first home. She was readily available to show us neighborhoods and homes as well as taking our calls and answering questions. She helped us throughout the entire process and always had resources & statistics for us to review. My husband is a finance guy -- so he appreciated having numbers to analyze as well as home-price comparisons between neighborhoods. She was attentive to our preferences and made great efforts to satisfy each one.
We were both new to Austin and to the process of buying a new home, after having rented for numerous years. Violet is very knowledgeable as to the process of buying a home and we didn't have any uncertainty about what to expect or what was next. Violet is also a great resource as to each neighborhood including details as to the schools, shopping & community.
She is extremely thoughtful and caring! For instance once we closed & moved, she helped us find a table for our kitchen.
We have recommended Violet to our family and friends. Now that we are settled into our new home & neighborhood, we sort of miss our weekend house-hunting adventures with Violet!"
