Are you trying to get a house for free, or "almost" free? The 2 ways to do that are securing 1 of 2 different loans: 1. Veterans Loan or 2. USDA Loan.
Veterans Loan: These Loans are available for those who are veterans from the armed forces (Army, Navy, Marines, Coast Guard, and National Guard. There are specific time frames that must be met to qualify as a veteran and the discharge must be honorable. Contact your local Realtor or Realtor that is a Military Relocation Professional. By using this loan a vet can go to closing without having to put any money down and roll all the closing costs (i.e. appraisals, inspections, etc.) into the loan.
USDA Loan: These loans are available for those willing to live in a rural or semi-rural area. Eligible locations can be found by clicking here. Generally in the Austin Area one has to purchase in Leander, Hutto, Manor, Buda, Kyle, and Driftwood. These locations are valid as of November 30,2016. As population increases in these ares, they will be removed from the eligible areas list. The closing costs for this loan need to still be covered. However, your Realtor may be able to negotiate the seller into contributing some money into the closing costs. Depending on how much the seller is willing to contribute, a buyer could potentially go in on closing day and not have to pay any money at closing.
