Another week is in the books. 2016 will be gone before we know it. As I mature (get older) it seems time goes by faster and faster. I remember my parents saying this 40 years back and just couldn't understand how what they were saying could be true. Just a few weeks ago I was able to celebrate my parents 63rd anniversary.
The trend that began in June continues. Inventory continues to build. We began the year with available inventory at around5000 single family homes.The inventory level built in what I would call a normal spring trend until June when it started to escalate rapidly. Today there are8328 single family homesfor sale. The number of homes under contract and closed has remained fairly steady. Here are the numbers.
Available = 8328 Under Contract = 4656 Sold/Closed Last 30 Days = 2436
Every neighborhood has it's own trend line. If you are interested I'd be happy to analyze your neighborhood and home's trend line. I look forward to hearing from you.

"Buying or selling a house it the Austin area? I recommend Violet Leff , she is a first rate real estate agent. Violet worked with me to sell my home in South Austin. She had it sold the day it went active, but due to unforeseen circumstances we were not able to complete the sale and had to temporarily take the property off the market. During that time, Violet checked the property regularly, made sure the yard was taken care of and was in constant communication with me. Once we were able to put the property back on the market, Violet held a weekend of open houses and the property went under contract immediately as a result. I received a good offer very close to list price and a quick close of escrow. Call Violet, you will not find a more service oriented real estate agent."
